Hey hikers!
I just moved to the island and where I am from, there are no such things as mountains so hiking wasn't a big thing but I always LOVED it specially in Costa Rica where I spent a lot of time.
I'm in decent shape and definitely a hardcore adventurer. I am looking for your favorite spots near Comox Valley and possibly even someone to go hike with!
My current plan is to get an RV and a lil adventurer bike and just go hangout on mountains and go as high as I can.
I just can't wait to explore this lil piece of paradise and I'd be grateful for you guys to share your tips and favorite spots!
I'm 34yo dude but my gf isn't much of a hiker. I'm huge into playing sports such as hockey and frisbee. Love animals and nature but also partying and video games. I guess I am a jack of all trade lol. Just don't sit in front of a TV much.

What are the best teams?

The best academy is SL Benfica's, with a near-perfect score of 79 out of 80. Portuguese teams make up two out of the top three sides in this list. The Netherlands and Belgium dominate the top spots, with 7 of the top 13 sides coming from these nations.
There are some semi-professional and amateur teams that do impressively well, too. Melbourne City (NPL) are the best semi-pro team with a score of 66/80, while AKA St. Pölten have the best amateur academy, with a score of 65/80.

Methodology

This list was made using FM Genie Scout 20, and the columns Training facilities, Youth facilities, Junior coaching, and Youth Rating are all taken directly from the app. The Training description and Youth description columns reflect what is shown in the game. I have totalled the Genie Scout columns and sorted the sheet by that total.
I've included teams with a Youth decription of "Great" or higher (Youth facilities rating of 14 or higher). I've also excluded any teams from the top five divisions in Europe in an effort to keep costs down - the emphasis is on cheap, after all. Obviously "cheap" varies depending on the team you're managing, but there should be something here for everyone.
Training facilities have been included so that if you arrive a little late to the party, there is a greater chance of the newgens developing a little at the club. If you get them on day one, you can ignore this column.
Note that this list is not exhaustive. I've stuck to Genie Scout's ratings, but I know there are some teams that have "Great" or better youth facilities that I have not included. Often these are B teams, which seem to inherit their descriptions from their parent clubs. But some are like Solihull Moors, which have a Youth description of "Great" but Youth facilities value of 3, which should result in "Basic" or "Poor". Here, I've stuck to Genie Scout's values.
I am also indebted to u/Joltie for their list of youth intake dates in Football Manager 2020. These dates are listed in the right-most column. Some nations do not have an intake date, and you may not see them every produce newgens, but I've included them anyway just in case. These are marked with a dash in the intake date column.
Finally, be aware that a nation's youth rating is very important. While Pyunik sits pretty high on the list, Armenia's low youth rating means the club may never produce a quality newgen. That said, they are worth checking thanks to their top-notch facilities and very cheap asking prices.

I want to kill myself.
All my life I’ve been so unhappy. I appreciate the occasional compliments that I get from people, I appreciate people who have managed to find the slightest value in me, and it made me so happy when teachers used to tell me that I was a smart and sweet boy, but everywhere I go, especially at home, all I’ve ever heard is arguing, yelling, verbal and physical abuse, and more, from my mom and dad and even my little brother. It got to a point this year where I had enough and I do whatever I can to avoid confrontation with my mom and family, because any slight inconvenience to her causes her to explode and say every hurtful thing that she can to me, but it’s hopeless, she still does it anyway. My little brother is also learning from her and does the same to me. I’ve been trying so many years to please people, make others happy and to make friends, but I feel like the majority of the time the only reason people ever speak to me is because they want something out of me, or because they’re horny (I used to be really really ugly but now that I slightly changed my looks and personality I noticed this more frequently). As much of a kind person that I try to be I feel like I don’t really have anyone in this world. The only thing that it makes it look like I do is random people behind a screen that I’ve never met before in my life trying to convince that I’m important. I live in a third world country. I don’t regret being transferred from US to Costa Rica because I met people that I love, yet I don’t think any of my friends would ever be emotionally supportive, the large majority of people here just ignore me either way, and I’ve put so many years into trying to change that but it never did. 11th grade was supposed to be my last year in Costa Rican Highschool, and now because of COVID my last year, my graduation, my slightest bit of hope got taken away from me. I’m not even allowed to go outside because my verbally abusive mom would never let me go to my friends house for even a day (aka the 1/2 irl friends that I still talk to). I’ve also had crushes, and I’ve latched onto them emotionally because I thought that by getting close to them I could feel something good, but now not only do they ignore me and push me away like before, now they actually do give me attention for a few weeks, yell at me and victimize themselves for any slightly bad moment that might’ve unintentionally happened between us, and then leave. My current crush was somebody long distance who confessed their feelings first but now that I returned the affection, argued with them because they were talking to other guys and showing concern, they don’t even speak to me like before, the one person who checked in on me when I was feeling depressed, the one person who called and texted everyday to talk with me, but I guess it was a lie. These last few days have been me struggling to get out of bed into online classes, going back and forth between crying and being emotionless, and anxious every time a tweet from my crush appears on social media... wow, Ms. “I’ve never had a boyfriend before and am very ugly”, you seem to be pretty happy and doing just fine without me, and you also seem to LOVE talking to your other guy friends who play instruments and have like thousands and thousands of more followers than me more. I don’t feel good anymore. I’m 17 and am about to do Uni admission exams, but feel no reason to keep moving forward, and adult life just seems scary. I’ve been going to therapy and telling this stuff to my therapist and yet even with the recommendations I get it still becomes difficult. All my life I’ve only existed to be used or mistreated, made fun of by people around me, I’ve never felt mutual love with another person, my parents never supported me playing instruments, or doing a sport, or anything, they never placed me into those things. They have done good things for me, and I love that, but they yell at me and say I am ungrateful when it’s not true. All I ever asked for is to be treated emotionally well, but I’m almost an adult and never got that. I’m never going to get that. Because of this, I’ve been thinking about running away forever, maybe not existing. I’ve been thinking about ways to end my life as painlessly as possible. I just don’t see how much further I’d get into the future, if I don’t kill myself I’d eventually die anyway. Clearly I’ve put so much effort into trying to be happy and making others happy too but it’s like they value literally anyone else more than me at this point, so what is the point in being here? I’m just alone at home everyday. Aside from drawing and certain video games I don’t have any other talents or interesting qualities, so I guess that’s why nobody wants me. I’m crying as I write this, all I want is to feel good about myself and have others be around me, but I know that it would always be one-sided. I want to stop feeling hurt, I want to stop seeing so much suffering, I don’t want to be here anymore. I don’t understand why someone would even decide to have a child if they can’t even emotionally maintain them correctly, why was I brought in here just for this? The walls are slowly closing in on me more and more, maybe in a few more moments I won’t have to feel like this anymore, maybe I can make it stop if I find a way to do it.

All my life I’ve been so unhappy. I appreciate the occasional compliments that I get from people, I appreciate people who have managed to find the slightest value in me, and it made me so happy when teachers used to tell me that I was a smart and sweet boy, but everywhere I go, especially at home, all I’ve ever heard is arguing, yelling, verbal and physical abuse, and more, from my mom and dad and even my little brother. It got to a point this year where I had enough and I do whatever I can to avoid confrontation with my mom and family, because any slight inconvenience to her causes her to explode and say every hurtful thing that she can to me, but it’s hopeless, she still does it anyway. My little brother is also learning from her and does the same to me. I’ve been trying so many years to please people, make others happy and to make friends, but I feel like the majority of the time the only reason people ever speak to me is because they want something out of me, or because they’re horny (I used to be really really ugly but now that I slightly changed my looks and personality I noticed this more frequently). As much of a kind person that I try to be I feel like I don’t really have anyone in this world. The only thing that it makes it look like I do is random people behind a screen that I’ve never met before in my life trying to convince that I’m important. I live in a third world country. I don’t regret being transferred from US to Costa Rica because I met people that I love, yet I don’t think any of my friends would ever be emotionally supportive, the large majority of people here just ignore me either way, and I’ve put so many years into trying to change that but it never did. 11th grade was supposed to be my last year in Costa Rican Highschool, and now because of COVID my last year, my graduation, my slightest bit of hope got taken away from me. I’m not even allowed to go outside because my verbally abusive mom would never let me go to my friends house for even a day (aka the 1/2 irl friends that I still talk to). I’ve also had crushes, and I’ve latched onto them emotionally because I thought that by getting close to them I could feel something good, but now not only do they ignore me and push me away like before, now they actually do give me attention for a few weeks, yell at me and victimize themselves for any slightly bad moment that might’ve unintentionally happened between us, and then leave. My current crush was somebody long distance who confessed their feelings first but now that I returned the affection, argued with them because they were talking to other guys and showing concern, they don’t even speak to me like before, the one person who checked in on me when I was feeling depressed, the one person who called and texted everyday to talk with me, but I guess it was a lie. Yeah its long...
Angela & Michael: After Angela Ubered off into the Nigerian night last week, Aunt Lydia questioned if Michael was prepared to tolerate outbursts like this from his wife (Here’s your late pass from the last 3 years, Aunt Lydia). He assured her of his ability to handle Angela, as he set off driving back to their apartment, nervously gripping his fake Louis Vuitton steering wheel cover the entire way, knowing what awaited him. He found Angela in the apartment sitting in the kitchen wearing one of her sensible toting camisole tops, waiting for her prey to arrive. She wasted no time letting Michael have it, giving him the hard facts that she will NOT be anyone’s submissive wife. Michael persistently tried to calm her rage, even using a quiet tone and trying to talk through the angry fury raining down upon him, but no such luck. For those that could only see the fight as a bunch of yelling, the meat of it was this; Michael has been agreeing with Angela all along that they will be (whatever Angela considers to be) equal partners in their marriage, but also telling his family that he will be the head of the household/She will be the submissive wife. I’m sure given the Facebook courtship, the age difference, and the fact that Michael once did the bj forreal all have been stored in Angela’s internal hard drive, so any discrepancies shown on Michael’s part are met with a category 5 Hurricane Angela. Combine that with the struggle over leaving her gravely ill mother at home to be on “Bridezillas- Nigeria” (which she didn’t want to do in the first place), and it’s the recipe for the perfect storm. Some of the screaming highlights included “there’s only one person I bow down to and that’s Jesus” (who’s up in Heaven, dropping his mic right about now…). I would appreciate it if Dr. Pettigrew would recheck Angela’s blood pressure at this point, as I’m not so sure if it would be as perfect. Michael followed Angela from the initial fight location of the kitchen, to the bedroom where the door was slammed in his face. Michael really does deserve some bowing down, as he has had the patience of a Saint, ignoring all of the yelling and has shown dogged determination to get through to his non-submissive fiance. Each time the camera showed Michael he appeared to have aged, and lost an article of clothing. The following morning, Angela had started to slip out of her Hulk mode, and actually listened to Michael as he claimed that he would tell his family he was choosing the least submissive wife ever. Only caring about Michael’s Mother’s opinion, she invited Mama Michael over, along with a neutral third party translator to make sure Mama officially approved of their marriage, and to make sure Michael wasn’t pulling any fast ones over on her. Angela was looking very put together in her black top and coordinating headband, complimented by her matching gold chain/rhinestone lips necklace and earrings set from Rainbow. (I am loving all of her “love” themed jewelry this season). Mama showed up looking fabulous as ever in her pink outfit and headpiece. Angela started the conversation, welcoming Mama and making sure she was okay with the fact that she had no intentions of, and I quote, “Kissing Michael’s ass”. Mama agreed, and even continued on to give them her blessing for marriage. After that meeting went so well, Michael asked Angela what today’s wedding status would be, and she said “Game On”. Looks like my toaster might actually have a forever home! (That is, until production set up poor Michael once again for a beat down. Looks like next week there are female strippers at a joint bachelobachelorette party. I hope Michael is wearing a protective cup.)
Elizabeth & Undrrrrei: The lackluster apology at the war museum must have had an impact last week, because Elizabeth and Undrrrei were all smiles as they headed to the airport yet again to pick up Mother Elizabeth, her poor unsuspecting surprise husband, and sister Jen.(It’s kind of crazy that this is the first we are hearing about Elizabeth’s parents being divorced, and there’s a stepfather in the picture. Maybe the poor guy didn’t want to be pulled into the 90 Day circus? Well, welcome aboard!) Sister Jen decided she was going to pretend Moldova was France, as she sported her black beret and made a face like she was smelling stinky cheese as soon as she landed (which is actually a possibility). The Family Elizabeth all went back to the AirBNB owned by the heir to the Oscar Meyer corporation, where Undrrrei’s mom had prepared a feast. There was pig fat and festive finger foods; it was truly a tempting shmear. She is bold with her cooking and even more bold with her mixing of patterns for her outfit. Both families from near and far seemed to be getting along well and everyone was on their best behavior. The next morning, Jen and Mother Elizabeth were hating on their first breakfast in Moldy-O, which really seemed to be nothing more than some Folgers, croissants and grapes. Elder Chuck mentioned it was like eating “peasant food”, though in fairy tales, most peasants eat crumbs, not meat jello. Get your facts straight, Chuckles! The Chucks bring the ladies up to speed on the latest Undrrrei drama, and they are appalled. The smartest one of this bunch is the newly introduced Stepfather who chose to stay in bed for this conversation (and hopefully brought a granola bar that he doesn’t intend to share). Next on the agenda, Libby, Jen, their mother, and sister in law Inna all went shopping at a traditional Moldovan dress shop to find an outfit for Libby to wear to her ceremony. I’m not going to lie… I thought the dresses would be made out of cold cuts, but they were actually pretty cute (and would ironically be considered “peasant tops”). While Elizabeth was busy in the fitting room, Jen, Mother Elizabeth and Sister in Law Inna had a chance to gossip about what a jerk Undrrrei is. They had to use a translator app as well as a sales girl to relay their questions and information back and forth. Inna admitted to not being “team Undrrrei”, as she had previously had her own “beef” with Undrrrrei (In Moldova, when you fight, you always refer to it as having “beef”). All of the ladies concluded that they don’t know how Libby can put up with Undrrrei and his “fots”. Of course Elizabeth pops out of the fitting room in her “peasant” attire, pissed off that they are all talking about her husband-to-be-again, and defending her decision to have left with Undrrrei after family fight night. It feels like all of this ridiculousness is just a build up to more anticlimactic drama for next week. And now I’m in the mood for bologna….
Kalani & Asuelu: Kalani put on her game face as she strutted down the pier for the big meet with the two money hungry thugs, aka her Mother and Sister in Law. She tried to explain that she and Asuelu did not have extra money to support his mother, though they do give to her when they can. Of course this wasn’t good enough for Asuelu’s dear old mom, as well as his sister Tammy (who was giving off a little Samoan Rosie Perez vibes), as they accused Kalani of not being “Sam-wan” enough, brainwashing Asuelu, and even tormenting him with her pregnancy. His mother may have also sealed her fate as becoming the most hated mom of the series (surpassing Debbie, Mother Pedro, and even Mother Chantal herself) when she blatantly said that she didn’t care about the kids, she just wants to harvest the American dollar. She even suggested that maybe Asuelu should move back to Sam-wa and work so he could once again give her all of his money. Kalani had finally had enough of the great Samoan Shakedown, so she decided to leave in tears, with Tammy trailing behind, threatening to beat her up. The whole thing seemed extremely scripted, except Kalani seemed genuinely upset. (Also, I may be wrong, but I thought I remembered Asuelu once saying he was one of like 10 children. So is he the top earner of his family??? Shouldn’t his mother have a few other kids she could be shaking down? I mean if they all pitch in like $1 they can get her a bottle of John Frieda Frizz Ease for both her head and mustache..) Back at the house, Kalani fills Asuelu in on the meeting, and how his mother and sister basically only care about money, even more than the kids. Asuelu seems to agree that they are in fact crazy and seems like he is team Kalani all the way….. That is until Kalani mentions that his family are assholes, and that his sister should be glad she didn’t attempt to beat her up, since if Tammy would have touched her body, she would have “dropped her…period”. This is when the conversation veered left, and Asuelu seemed more concerned with who would win in a fight between his wife and sister than the actual moral of the story. She left the room feeling defeated, while Asuelu cursed at her, once again. (If we say Kalani’s father’s name 3 times, do you think he would appear?? We need Low, stat!!) Kalani is feeling hopeless, and confides in her sister Kolini, who advises her to stop wasting her energy on someone who isn’t willing to be supportive, and who is only trying to place bets on her fighting abilities. Poor Kalani… period.
Colt-ee & Debbie & Jess via satellite: Colt-ee was showing us a little thigh action AGAIN this week, just to keep everyone’s gag reflexes in check. Nothing much really happened with these two jigglypuffs, it was more about setting up the scene for next week when Jess arrives in Vegas to visit. It appears that since his Brazilian tour, Colt-ee has been caught lying yet again to Jess and their relationship has been on and off ever since. Jess explains that she needs Colt to stop lying to her, and also to stop calling her his little “boo-buh” (I actually need him to stop doing that. What the hell was that!). He told Jess she could stay at the house in his bedroom, which of course is going to give Debbie major Larissa flashbacks, especially once Jess reacts to Colt-ee’s confession that he’s been talking to other girls in the interim of their 3000 breakups per week. Please, if you or someone you know speaks romantically to Colt-ee, hoping to be his next “Boo-buh”, send me their number. We can get them the help they need. Colt took Debbie on a day date to some place with these amazing ice cream concoctions to discuss the current state of the Colt/Jess relationship. I tried to concentrate on what they were saying, but the ice cream was honestly way more interesting. It seemed like Colt-ee told Debbie that though their relationship has its “ups and downs” he still wants to pursue things with Jess by having her come visit Las Vegas. Debbie is not thrilled, and probably is already planning another bomb to drop for next week. That ice cream though…
Tania & Cinnamon: Synergy’s family all came together for a “braai”, or South African Barbeque. Everyone is enjoying each other’s company (well, not Tania’s company, but everyone else’s), and Syringe brings up wanting to buy property in South Africa. This of course sets Tania off on a tear, mentioning how she doesn’t want to have little Tanios or Taniyettes in South Africa, since she feels there is a lot of racism there and prefers her multicultural upbringing in the sheds of Connecticut. Of course she is saying all of this out loud in front of Synergy’s South African family, in South Africa, shoveling South African food down her gullet… Cinnamon counters her points by mentioning that he’s not even sure if he wants kids, which just about made Tania’s head fall off. She started yelling, crying, saying that Synonym has no direction and it’s unfair to her that he doesn’t have goals. One might bring up the fact that when you meet a barefoot bartender on vacation who isn’t sure he wants to have kids and is torn between the career options of fireman, actor, or opera singer and is cool with living in a shed as long as he can day-drink in a bathrobe, he is not exactly a “5 year plan” type of guy (Unless her goal was to live out the plot to the movie “Cocktails”. In which case, carry on). Tania was so upset with Syngerella that she got up and hobbled off, leaving him to awkwardly apologize to his family for the weird tension. But fear not, she returned a minute later, trying to have the last word and make Cinnabon feel like everything was his fault, but in reality she had just forgotten to take her plate of food with her the first time she left. (Most people eat their feelings AFTER something happens, not during. But you know how Tania likes to do things no one expects…. ) Cinnamon’s family acknowledged that he is a bit of a dreamer and noncommittal, but they also are all in agreement that Tania is waaay too much.His brother was sitting there looking like a shell shocked Kenny G and a pirate just had a baby who had knee surgery, while his sister was now terrified of the idea of marriage altogether. Syncinatti went into the bedroom to find Tania shoveling steak into her mouth hole while she sulked. She copped a major attitude, as she explained that she was the only reason he made it to the U.S. (which was never a goal of his in the first place..especially since he has none), and explained that she has wasted 2 precious years (well, 1 year and a few months… the other months she was in Costa Rica) hoping he would pick a direction. We get it, Tania… you want your kids to have his fabulous hair, you just have to come to terms with the fact that you married the South African version of “the Dude” from “The Big Lebowski”. Synergy finally had enough, and decided to grab his beer and go, but not before the cameras panned to his feet, which were completely black from his “free spirit” way of life, that is also free of wearing shoes. Hopefully the universe will point Cinnabon to one of my suggestions on how to ditch Tania, and then to get a pedicure.
Larissa-ee: I have noticed that production likes to reuse story lines, such as having Larissa and Eric-ee go furniture shopping, just like they already had Larissa couch shopping once before with Debbie (I’ll bet Larissa is really jealous of Colt-ee’s chic-ee “realtree” couch….) I could understand her desire to want to spruce up Eric-ee’s dorm room decor, but they could at least have hit up Ikea, instead of jumping from the free section of Craigslist straight to an $11,000 couch. Larissa used the furniture store as an opening to discuss how “cheap-ee” Eric has been, and how she would like to borrow money for a boob job (and a nose job, tummy tuck etc. But let’s talk boob job-ee first). She claims to be unhappy with her original parts and would like to get a tune up. Eric-ee agrees to loan her the money (plus interest, hopefully at a fixed percentage rate) and she promised he would not regret it. Next we see these two back in their joint living quarters discussing (with many hand motions) the boob-ee situation again. Larissa explains this enhancement will help her build confidence and hopefully entice him to propose, which was a new development. Eric-ee suspected that she could possibly be making all of these adjustments to throw her new life in Colt-ee’s face, though she claims to just want to be an “angus steak” in a world full of ground sirloins (watch out for Tania,she was on a steak bender this entire episode).

Some names may be cultural. This book lists their hometown, so if they are from outside the USA, this has been noted. Names with a + in front of them are students who were Black - I felt it important to note this as 1948 was a time where segregation was still taking place. These students were active in sports, clubs, etc. and many later went on to become prominent figures in their adult lives.

Hi everybody! My husband and I (37M/30F) are currently living in Florida and doing some serious research into where we'd like to move when I finish school in 2022. Florida is not cutting it for us anymore, due to high heat/humidity, being a very red state despite a few blue pockets, low wages and increasing cost of living, poor educational system and poorly educated populace, poor health outcomes and horrible mismanagement of the coronavirus pandemic (symptomatic of larger problems in the state), and lack of outdoor activities that aren't beach/water related. The alligators and mosquitoes don't help either...
Background
He is in department management at a local supermarket chain known for their chicken tenders and subs... about to start school to finish his Bachelor's in Business Management (this will take a year or so). His supermarket chain is southeastern (map), so while he would be okay with staying with them and has been happy with the company, he also knows he might have to change companies or industries, which is one reason he's getting his BBM to be more marketable in management outside of his current company. Other large grocery chains or other industries open to hiring management from another customer-service industry are definite possibilities.
I am currently a Registered Nurse but I will be graduating as an Acute Care Nurse Practitioner. I would prefer to live somewhere close enough to work at a reasonably high-quality hospital system or teaching hospital. My job will otherwise be flexible as I am not committed to a certain specialty, etc. I would greatly prefer a state that is friendly to nurse practitioners' independent practice, so green on this map, but it's not a deal-breaker.
Salary/Cost of Living
Of course we would enjoy higher salaries; Florida is one of the worst paying states for nurses and overall, so really probably anywhere will have higher salaries. Cost of living isn't super important so long as it's in line with salaries and not astronomical i.e. NYC, SF, Seattle. It would be nice to get a good value for our money, but truthfully at our salary we will be making, I think asking for somewhere cheap to live is going to cancel out all of our other more important (for us) requirements. I suspect our average salary will be around $90-110k me + $50-70k him, for a total of around $140-180k.
Housing/City Size
We currently own a $260k townhome in an exurb of Orlando, built in 2018, it is 3/3/2 ~2500 sq ft. When we move we will likely rent short-term (airbnb etc) in order to get an idea for what area of city etc we want to live in, but will ultimately probably purchase a home. We would be open to city, suburb, exurb. Our current living city is around 35k people, the Orlando area where we work has about 280k people. It is nice to be able to live somewhere less crowded and still drive into "town" to shop or for entertainment, etc.
We are okay with townhome or single family home, prefer newer construction or well-remodeled, at least a 3/2/2. 2500 is quite a lot of square footage for just two of us. I'd say we are open to 1700+ sq ft. We don't necessarily need acreage as typically that comes with landscaping/lawn service costs, but in the right area it could be nice to have some amount of land to have neighbors at a distance. Houses here are on top of one another, and eventually our kids might like to play outside or we would enjoy adding a deck for entertaining or a garden, etc. Not interested in a pool. Not interested in apartments/condos.
Transportation/Travel
We have two reliable cars and will have for the foreseeable future. We currently live in an exurb of Orlando and drive 30 minutes each way for work. This works out fine and is probably the ideal amount we'd like to commute, if necessary. Public transit options aren't super important, but being within an hour of an international airport is a plus as we enjoy international travel and would also like to be able to visit family in California, Kansas, and back in Florida without multiple changeovers or expensive flights, a few times a year. Favorite overseas destinations include England, Canada, Costa Rica, and Japan.
Weather
We would love somewhere we can experience all four seasons but ideally without enormous amounts of snowfall in the winter as neither of us has ever lived with snow and ice. We wouldn't mind small amounts, just prefer not to have frequent blizzards/being snowed in/tons of snow shoveling. We'd prefer somewhere with low humidity and mild summers, as these 95-100 degree summers that last from May to October here in Florida are just killer, and the air is so thick you feel like you're breathing in water practically. It makes it impossible to enjoy exercise or outdoor activities here. We don't mind rain, thunderstorms, or hurricanes. Prefer to avoid tornadoes or major destructive earthquakes.
Nature/Hobbies
We are not beach people. Here in Florida we go to the seashore maybe twice a year to photograph birds, watch a rocket launch, or collect shells, but we don't care for swimming in the ocean, laying out on the sand, dealing with tourists and crowds like that. We do enjoying seeing the sea from a coastline such as in Seattle, and we enjoyed whale watching tours in Canada, driving along the coast in PNW, etc. I'd love somewhere with amazing scenery. What we'd like are greenery, forests, foliage in the fall, hills or mountains, rivers and lakes to kayak/swim, trails to hike. National parks within weekend-trip range would be great also. We are into photography, astronomy/astrophotography, painting, hiking, kayaking, writing, gaming (tabletop and videogames), geocaching, and travel. We are not currently exercisers because we hate gyms and can't tolerate outdoor exercise in this heat, but I'd love for us to be more active organically through hiking, outdoors, swimming, and maybe picking up new outdoor activities.
Education/Culture/Food
Education is big. We are looking for an area with good public or charter schools for our eventual kids, good colleges, and an educated population. We have lived in areas with poor public schools, poor literacy and science rejection, and Florida is currently reaping what it sows in that regard with the sheer number of anti-maskers and conspiracy theorists running around here. It would also be nice to be near (1-2 hours) great science museums, historical museums, performing arts venue, zoo/aquarium. We aren't into the bar scene or nightlife at all. We do enjoy great food and would love somewhere with diverse restaurants - BBQ, pho/Viet, Italian, Indian, Thai, Japanese, Mexican, pub food... I'm making myself hungry just thinking about it. We could take or leave chain restaurants and honestly cook a wide variety of things at home unless it's something difficult/made better at an authentic restaurant.
Political/Religious/Diversity
We are a married white heteronormative couple in our 30s and not outwardly diverse, however, I lean progressive politically and my husband is left of center moderate. It is important to me to live in a city where people are accepting of diversity and differences, even better if it's a left leaning city/state. We are Jewish and spiritual more than religious so not the Christian norm and prefer to avoid a fundamentalist Christian area, though progressive Christianity would be totally fine. We support LGBTQ+ and BLM issues. Notably my husband in particular does own firearms and enjoys competitive shooting sports as a hobby, but he is not a gun nut in the sense of many 2A people. He teaches responsible firearm ownership, safety, and handling, and can't stand many of the people who have no business waving around a firearm without even knowing how to use it safely and effectively.

A few months after Emily Applegate started working for the Washington Redskins in 2014, she settled into a daily routine: She would meet a female co-worker in the bathroom during their lunch breaks, she said, to commiserate and cry about the frequent sexual harassment and verbal abuse they endured.
They cried about the former chief operating officer’s expletive-laced tirades, Applegate said, when she recalled him calling her “f-----g stupid” and then requesting she wear a tight dress for a meeting with clients, “so the men in the room have something to look at.” They cried about a wealthy suiteholder who grabbed her friend’s backside during a game, Applegate said, and the indifference the team’s top sales executive displayed when she complained.
But most of all, Applegate said, they cried about the realization their dream job of working in the NFL came with what they characterized as relentless sexual harassment and verbal abuse that was ignored — and, in some cases, condoned — by top team executives.
Applegate is one of 15 former female Redskins employees who told The Washington Post they were sexually harassed during their time at the club. The other 14 women spoke on the condition of anonymity, citing a fear of litigation because some signed nondisclosure agreements with the team that threaten legal retribution if they speak negatively about the club. The team declined a request from The Post to release former female employees from these agreements so they could speak on the record without fear of legal reprisal. This story involved interviews with more than 40 current and former employees and a review of text messages and internal company documents.
Team owner Daniel Snyder declined several requests for an interview. Over the past week, as The Post presented detailed allegations and findings to the club, three team employees accused of improper behavior abruptly departed, including Larry Michael, the club’s longtime radio voice, and Alex Santos, the team’s director of pro personnel.
In a statement, the team said it had hired D.C. attorney Beth Wilkinson and her firm, Wilkinson Walsh, “to conduct a thorough independent review of this entire matter and help the team set new employee standards for the future.”
“The Washington Redskins football team takes issues of employee conduct seriously. … While we do not speak to specific employee situations publicly, when new allegations of conduct are brought forward that are contrary to these policies, we address them promptly,” the team said.
The allegations raised by Applegate and others — running from 2006 to 2019 — span most of Snyder’s tenure as owner and fall into two categories: unwelcome overtures or comments of a sexual nature, and exhortations to wear revealing clothing and flirt with clients to close sales deals. Among the men accused of harassment and verbal abuse are three former members of Snyder’s inner circle and two longtime members of the personnel department:
Michael, senior vice president of content and “the voice of the Washington Redskins.” Seven former employees said Michael routinely discussed the physical appearance of female colleagues in sexual and disparaging overtones. In 2018, Michael was caught on a “hot mic” speaking about the attractiveness of a college-aged intern, according to six former employees who heard the recording. Michael declined an interview request and retired Wednesday.
Santos, the club’s director of pro personnel, was accused by six former employees and two reporters who covered the team of making inappropriate remarks about their bodies and asking them if they were romantically interested in him. In 2019, Santos was the subject of an internal investigation after Rhiannon Walker, a reporter for the Athletic, informed club management Santos had pinched her, told her she had “an ass like a wagon” and repeatedly asked her to date him, Walker said in an interview with The Post. Nora Princiotti, a reporter for the Ringer who formerly covered the team, also said in an interview that she was harassed by Santos. Santos, who was fired this past week, declined to comment. Richard Mann II, assistant director of pro personnel, who in one text message obtained by the The Post told a female employee he and his colleagues debated whether her breasts had been surgically enhanced and in another text message told another female employee to expect an “inappropriate hug … And don’t worry that will be a stapler in my pocket, nothing else.” Mann, who also was fired last week, declined to comment. Dennis Greene, former president of business operations, implored female sales staff to wear low-cut blouses, tight skirts and flirt with wealthy suite holders, according to five former employees, including Applegate. Greene’s 17-year career with the club ended in 2018 amid a scandal over the revelation he had sold access to Redskins cheerleaders — including attendance at a bikini calendar photo shoot in Costa Rica — as part of premium suite packages. Greene declined to comment. Mitch Gershman, former chief operating officer, who Applegate said routinely berated her for trivial problems such as printer malfunctions while also complimenting her body. Two other former female employees supported Applegate’s account of her sexual harassment and verbal abuse by Gershman, who left the team in 2015. “It was the most miserable experience of my life,” Applegate, now 31, said of her year working as a marketing coordinator for the club, which she left in 2015. “And we all tolerated it because we knew if we complained — and they reminded us of this — there were 1,000 people out there who would take our job in a heartbeat.”
Gershman, in a phone interview, denied Applegate’s allegations.
“I barely even remember who she is,” Gershman said. “I thought the Redskins was a great place to work. … I would apologize to anyone who thought that I was verbally abusive.”
No woman accused Snyder or former longtime team president Bruce Allen of inappropriate behavior with women, but they expressed skepticism the men were unaware of the behavior they allege.
“I would assume Bruce [Allen] knew because he sat 30 feet away from me … and saw me sobbing at my desk several times every week,” Applegate said.
Allen, who was fired at the end of last year, did not reply to interview requests.
While Applegate and others did not accuse Snyder of acting improperly with women, they blamed him for an understaffed human resources department and what they viewed as a sophomoric culture of verbal abuse among top executives that they believed played a role in how those executives treated their employees.
Snyder routinely belittled top executives, according to three former members of his executive staff, perhaps most intensely Greene, the former sales executive, whom Snyder mocked for having been a male cheerleader in college. After one executive staff meeting, according to one former employee, Greene said Snyder had ordered him to do cartwheels for their entertainment.
“I have never been in a more hostile, manipulative, passive-aggressive environment … and I worked in politics,” said Julia Payne, former assistant press secretary in the Clinton Administration who briefly served as vice president of communications for the team in 2003.
Payne did not witness or endure sexual harassment, she said, but she supported what many other former employees said about the culture under Snyder.
“With such a toxic, mood-driven environment and the owner behaving like he does,” Payne said, “How could anyone think these women would go to HR?”
On the first day of working for the team, new employees are given a manual that describes the organization’s core values.
“Congratulations on becoming a member of an elite team of people involved in a franchise with a tremendous past and a promising future,” the handbook states. “The level of media and public scrutiny of the Washington Redskins magnifies any inappropriate or unprofessional behavior, so a high level of professionalism is required from all employees.”
While there is a section discussing sexual harassment, many former employees said, if there is a process for handling sexual harassment complaints, it’s never discussed in the club’s brief onboarding process.
The team’s human resources staff consists of one full-time staffer — who also performs administrative duties at team headquarters — responsible for more than 220 full-time employees, according to several former employees.
“There’s no HR,” said one former veteran female employee who left in 2019. “And there was never a reporting process, nor was one explained to new employees about how you should report something.”
In a statement, the Redskins pointed out the team hired a new human resources manager in 2019 and this employee works with the team’s legal department on any issues involving employee conduct.
Former women employees said the first few weeks at Redskins Park also often came with an informal but invaluable orientation administered privately by veteran female employees who warned them to avoid certain people and places, such as the staircase near the entrance to team headquarters.
Lined at the top with transparent plexiglass, the stairs descend from the lobby to the locker room and training area, and someone standing at the bottom can look up the skirt of a woman standing at the top.
One former female member of the executive staff learned this lesson early in her tenure, she said, when she looked down to see a male trainer, two floors down, staring right back up, walking step for step with her.
“He even leaned to get a better angle,” the woman said. “He wasn’t even trying to hide it.”
For many women, their jobs with the team were their first out of college. Several expressed a sense of shame and said they realized they had accepted behavior years ago they now realize was inappropriate, such as an unwanted shoulder rub or a compliment about their legs.
“It was my first job, so I kind of normalized it,” said a woman who worked for the club for several years and departed in 2019. “And it was happening to every single one of my female co-workers under the age of 40.”
Training camp in Richmond in August was a hotbed of improper activity, several women said. Some encouraged younger female staffers to avoid the Tobacco Company, a bar and restaurant in a stately brick building frequented by team officials.
“I was propositioned basically every day at training camp,” said one female employee who worked for the team in the mid-2010s for several years. The overtures came in the form of a whispered invitation from one coach at the Tobacco Company to his hotel room, she said, as well as emails and text messages from other male staffers, also disclosing their room numbers and offering invitations for late-night visits.
Attending the annual NFL scouting combine in Indianapolis, former female employees said, also heightened the likelihood of unwanted attention and propositions at places such as Prime 47, a steakhouse and bar popular with league officials and journalists.
At the 2019 combine, Rhiannon Walker, new to the Redskins beat for the Athletic, arrived at Prime 47 to learn that Santos, the club’s scouting director, had been asking her reporting colleagues whether they thought she might be interested in him, she said in a phone interview this week. They tried to discourage him — outside of the ethical concerns, Walker said, her colleagues knew she was in a committed relationship and wouldn’t ever date a married man — but Santos was undeterred, she said she was told upon arriving.
Santos approached, she said, and the conversation started innocently. He showed her photos of his wife and young daughters on his phone, Walker recalled, reading from notes she later provided to her company’s lawyers describing the incident. Then Santos told Walker she had “worn the f---” out of her jeans the day before, she said, and asked whether she would date him if they were single.
“I told him that I do have a girlfriend and he does have a wife, so we don’t need to play hypotheticals here,” Walker said. “I was pretty blunt.”
Santos kept attempting to flirt for several minutes and told Walker he would “wear me down with his charm,” she recalled. Then he pinched her on the hip, in full view of other team employees and reporters, she said. Walker felt humiliated, she recalled, and concerned some people who saw what had happened would think she had welcomed the attention.
“It felt like pretty much the worst thing in the world,” Walker said. “He didn’t care. He thought it was funny.”
Walker later filed a complaint with the team. In a statement, the Athletic supported her account and confirmed the company’s attorneys spoke with Redskins management about Walker’s allegations.
“The Athletic unequivocally stands by Rhiannon Walker’s account of the harassment she endured from Mr. Santos,” the company said.
Soon after her incident with Santos, Walker said, she learned of another reporter who alleged she had endured similar harassment: Nora Princiotti, who covered the team for the Washington Times in 2017.
Princiotti, in a phone interview, said on two or three occasions, Santos pulled his SUV alongside her as she was walking out of Redskins Park and offered commentary on her body and wardrobe.
“He told me I had a great ass for a little white girl,” Princiotti said. “The general sentiment was that I should wear less clothing.”
Like Walker, Princiotti said she was struck by how brazenly Santos acted, as well as other team employees who commented on her looks. Princiotti said one male member of the communications staff once told her she had a nickname around Redskins Park: “Princihottie.”
“It was gross and also just a terrible pun,” she said. “There was an overwhelming sense that no one would ever do anything about this stuff.”
Walker informed Tony Wyllie, then the team’s vice president of communications, about Princiotti’s allegations, she said, and Princiotti confirmed she spoke to Wyllie about Santos. Wyllie, who left the team in 2019, declined to comment for this story. A few weeks later, team lawyers informed the Athletic that Santos had been disciplined but declined to specify how, Walker said.
Santos was fired last week, after The Post informed the team of allegations raised by other former female staffers. One former female staffer said she received a text, one night after work, in which Santos told her he had wanted to kiss her that day in the break room. Another former female employee said Santos told her, as she was walking into the office one day, she had a “nice butt” and asked her to turn around for him.
“I am done with the NFL,” the woman said. Her experience with the Redskins “has killed any dream of a career in pro sports.”
Santos was fired along with his top scouting assistant, Richard Mann II, who sent flirtatious, sexual texts to two former female employees they provided to The Post.
In an exchange with one former female colleague, Mann joked about getting an “inappropriate hug.” In two exchanges with another female colleague, Mann informed her he and his colleagues were discussing whether her breasts had been surgically enhanced — “real or fake is the debate,” he texted — and offered to bring her lunch for a favor.

In a phone interview, new team coach Ron Rivera declined to discuss why Santos and Mann were dismissed.
“We’re trying to create a new culture here,” Rivera said. “We’re hoping to get people to understand that they need to judge us on where we are and where we’re going as opposed to where we’ve been.”
To fans and the general public, Larry Michael is perhaps one of the more consistent aspects of a franchise marked by regular personnel turnover. The team’s lead play-by-play broadcaster for the past 16 years, Michael also served as senior vice president in charge of content, overseeing the club’s website and video department.
But among his mostly male staff on the video and digital teams, Michael for years had become a growing source of discomfort, according to four former employees, because of his penchant for off-color commentary about female colleagues.
“It was always objectifying; it was always derogatory. … I wouldn’t even know what to do. I would just shake it off,” one former male staffer said. “We’re all just afraid for our jobs and trying to make it.”
During training camp in 2017, Michael saw a young woman from the sponsorship staff walk by and turned to one of his staffers and commented on her “tight ass” before adding a remark about her social life, the staffer said.
“He said you can’t mess with her, though … because you know she’s f-----g every guy on the team, right?” said this staffer, who afterward mentioned the comment to four colleagues, including a veteran female employee.
“I was mortified but not surprised,” the female employee said. Years earlier, Michael had squeezed this woman’s face after a late-night taping of a team program and told her “she was so cute,” she said.
Another comment, recalled by two former male employees, involved a female colleague of Egyptian descent.
“He said it looked like she definitely had a little Greek in her because of her lighter skin complexion, as well as that ass,” one former male employee said.
None of these employees filed formal complaints, they said, because they never thought anything would come of it.
“They’re not going to get rid of ‘The Voice of the Redskins’ … over a $30,000-a-year marketing manager,” one former male staffer said.
Michael was the subject of one complaint in 2018, according to six former team staffers, after he was recorded discussing one female intern during practice one day. The incident occurred as Michael was being filmed for a team video production, former employees said, and an intern walked by.
Former team employees who heard the video had different recollections of the precise wording but agreed Michael remarked about how attractive he found the intern, who was in college.
“It was disgusting,” said one former female employee who heard the audio. “This is a grown man who could be my grandfather, and he’s talking about someone younger than me.”
One female employee complained about the video to the club’s legal department, and a team attorney took the hard drive from the employee who had discovered the video. When the lawyer returned the hard drive, this employee said, the file had been deleted. It was unclear to staffers aware of the incident whether Michael was disciplined.
“The club’s legal department removed the file from the hard drive and maintained the file in the organization’s confidential HLegal records where it still resides,” the team said in a statement.
On Wednesday morning, The Post requested an interview with Michael and informed club officials about comments attributed to Michael by his former employees and the “hot mic” incident.
Hours later, Michael announced his retirement.
“After 16 great years my time with the organization is over,” Michael said in a statement. “On to the next chapter.”

“All he had to do was type it in a GPS, and he spent 20 minutes screaming at how f-----g incompetent I was for not giving him proper directions,” she said. “I would leave work crying probably four days out of the week.”
Gershman, in a brief phone interview, alternately denied and said he didn’t recall conversations referenced by Applegate.
“I can’t comment on something that I can’t remember,” he said.
One other team executive repeatedly commented on Applegate’s appearance, she said: Dennis Greene, who held the high-pressure job of overseeing sales of luxury seating and premium suites at FedEx Field.
On one occasion, Applegate said, Greene complimented her on leggings she was wearing.
“He made a comment about how great I looked in these leggings because they were so tight,” she said. “That was actually the only time Mitch said something like, ‘Dennis, you can’t say something like that.’ ”
Women who worked for Greene hold conflicting feelings about their former boss. While they acknowledge he made inappropriate remarks and pressured them to wear revealing outfits and flirt with current and prospective suiteholders, they also were aware Greene faced tremendous pressure from Snyder to sell expensive seats for a team whose on-the-field product often made his job challenging.
Snyder “would humiliate Dennis in front of other executives because he was a cheerleader in college … and Dennis took everything. He did everything and anything he had to to make sure those suites were sold out year after year,” one former saleswoman said.
But even those sympathetic to Greene said his conduct left them with emotional scars. One saleswoman, who worked in the 2005 to 2010 time frame, recalled that Greene repeatedly offered to connect her with a plastic surgeon if she wanted breast enhancement surgery. He said he knew a doctor who had performed several procedures for cheerleaders, she recalled, and he could “get her a great rate.”
“Reducing a young woman to thinking that she can only do her job well if she wears a certain thing or exposes part of her body is demeaning,” this former saleswoman said. “It puts women in their place.”
Over the past few days, Applegate said, she has received messages from several former Redskins co-workers who have asked whether she’s concerned about potential retaliation she could face from the club. She has told them she’s not concerned, she said. She has no interest in working in professional sports again, took the LSATs this week and is studying for law school.
“I don’t see what I have to be afraid of,” she said. “I’m just telling the truth.”
To some of her former colleagues, there is one anecdote from Applegate’s time with the team that troubles them most. In 2015, Applegate said, she was pulled aside by Eric Schaffer, the club’s general counsel and senior vice president, who left earlier this year.
Schaffer was appalled by the verbal abuse Applegate endured from Gershman, she said he told her, and he offered to serve as a witness or connect her with a lawyer if she wanted to file a formal complaint. Applegate declined and said she feared making an issue of Gershman’s conduct would mark the end of her career with the team.
Applegate regards Schaffer as one of the few male team executives who treated her well. Some of her former colleagues, however, expressed outrage that Schaffer didn’t file a complaint of his own. According to the employee manual, “all supervisory and management personnel of the Redskins organization are expected to take immediate and appropriate action to prevent or stop harassment in the workplace of which they become aware.”
Schaffer declined to comment. Applegate said she understands why he didn’t make an issue of her treatment in 2015. It’s the same reason she never filed a complaint.
“I needed to keep my job,” she said. “When it comes down to it, 98 percent of people make decisions on stuff like this based on needing to keep their jobs … which is why this stuff goes on for so long.”

A few months after Emily Applegate started working for the Washington Redskins in 2014, she settled into a daily routine: She would meet a female co-worker in the bathroom during their lunch breaks, she said, to commiserate and cry about the frequent sexual harassment and verbal abuse they endured.
They cried about the former chief operating officer’s expletive-laced tirades, Applegate said, when she recalled him calling her “f-----g stupid” and then requesting she wear a tight dress for a meeting with clients, “so the men in the room have something to look at.” They cried about a wealthy suiteholder who grabbed her friend’s backside during a game, Applegate said, and the indifference the team’s top sales executive displayed when she complained.
But most of all, Applegate said, they cried about the realization their dream job of working in the NFL came with what they characterized as relentless sexual harassment and verbal abuse that was ignored — and in some cases, condoned — by top team executives.
Applegate is one of 15 former female Redskins employees who told The Washington Post they were sexually harassed during their time at the club. The other 14 women spoke on the condition of anonymity citing a fear of litigation, as some signed nondisclosure agreements with the team that threaten legal retribution if they speak negatively about the club. The team declined a request from The Post to release former female employees from these agreements so they could speak on the record without fear of legal reprisal. This story involved interviews with more than 40 current and former employees and a review of text messages and internal company documents.
Team owner Daniel Snyder declined several requests for an interview. Over the past week, as The Post presented detailed allegations and findings to the club, three team employees accused of improper behavior abruptly departed, including Larry Michael, the club’s longtime radio voice, and Alex Santos, the team’s director of pro personnel.
In a statement, the team said it had hired D.C. attorney Beth Wilkinson and her firm, Wilkinson Walsh, “to conduct a thorough independent review of this entire matter and help the team set new employee standards for the future.”
“The Washington Redskins football team takes issues of employee conduct seriously … While we do not speak to specific employee situations publicly, when new allegations of conduct are brought forward that are contrary to these policies, we address them promptly,” the team said.
The allegations raised by Applegate and others — running from 2006 to 2019 — span most of Snyder’s tenure as owner and fall into two categories: unwelcome overtures or comments of a sexual nature, and exhortations to wear revealing clothing and flirt with clients to close sales deals. Among the men accused of harassment and verbal abuse are three former members of Snyder’s inner circle and two longtime members of the personnel department:
Michael, senior vice president of content and “the voice of the Washington Redskins.” Seven former employees said Michael routinely discussed the physical appearance of female colleagues in sexual and disparaging overtones. In 2018, Michael was caught on a “hot mic” speaking about the attractiveness of a college-aged intern, according to six former employees who heard the recording. Michael declined an interview request and retired Wednesday.
Santos, the club’s director of pro personnel, was accused by six former employees and two reporters who covered the team of making inappropriate remarks about their bodies and asking them if they were romantically interested in him. In 2019, Santos was the subject of an internal investigation after Rhiannon Walker, a reporter for The Athletic, informed club management Santos had pinched her, told her she had “an ass like a wagon,” and repeatedly asked her to date him, Walker said in an interview with The Post. Nora Princiotti, a reporter for The Ringer who formerly covered the team, also said in an interview that she was harassed by Santos. Santos, who was fired this past week, declined to comment. Richard Mann II, assistant director of pro personnel, who in one text message obtained by the The Post told a female employee he and his colleagues debated whether her breasts had been surgically enhanced and in another text message told another female employee to expect an “inappropriate hug … And don’t worry that will be a stapler in my pocket, nothing else.” Mann, who also was fired last week, declined to comment. Dennis Greene, former president of business operations, implored female sales staff to wear low-cut blouses, tight skirts and flirt with wealthy suite holders, according to five former employees, including Applegate. Greene’s 17-year career with the club ended in 2018 amid a scandal over the revelation he had sold access to Redskins cheerleaders — including attendance at a bikini calendar photo shoot in Costa Rica — as part of premium suite packages. Greene declined to comment. Mitch Gershman, former chief operating officer, who Applegate said routinely berated her for trivial problems such as printer malfunctions while also complimenting her body. Two other former female employees supported Applegate’s account of her sexual harassment and verbal abuse by Gershman, who left the team in 2015.
“It was the most miserable experience of my life,” Applegate, now 31, said of her year working as a marketing coordinator for the club, which she left in 2015. “And we all tolerated it, because we knew if we complained — and they reminded us of this — there were 1,000 people out there who would take our job in a heartbeat.”
Gershman, in a phone interview, denied Applegate’s allegations.
“I barely even remember who she is,” Gershman said. “I thought the Redskins was a great place to work … I would apologize to anyone who thought that I was verbally abusive.”
No woman accused Snyder or former longtime team president Bruce Allen of inappropriate behavior with women, but they expressed skepticism the men were unaware of the behavior they allege.
“I would assume Bruce [Allen] knew, because he sat 30 feet away from me … and saw me sobbing at my desk several times every week,” Applegate said.
Allen, who was fired at the end of last year, did not reply to interview requests.
While Applegate and others did not accuse Snyder of acting improperly with women, they blamed him for an understaffed human resources department and what they viewed as a sophomoric culture of verbal abuse among top executives that they believed played a role in how those executives treated their employees.
Snyder routinely belittled top executives, according to three former members of his executive staff, perhaps most intensely Greene, the former sales executive, whom Snyder mocked for having been a male cheerleader in college. After one executive staff meeting, according to one former employee, Greene said Snyder had ordered him to do cartwheels for their entertainment.
“I have never been in a more hostile, manipulative, passive-aggressive environment … and I worked in politics,” said Julia Payne, former assistant press secretary in the Clinton Administration who briefly served as vice president of communications for the team in 2003.
Payne did not witness or endure sexual harassment, she said, but she supported what many other former employees said about the culture under Snyder.
“With such a toxic, mood-driven environment, and the owner behaving like he does,” said Payne, “How could anyone think these women would go to HR?”
On the first day of working for the team, new employees are given a manual that describes the organization’s core values.
“Congratulations on becoming a member of an elite team of people involved in a franchise with a tremendous past and a promising future,” the handbook states. “The level of media and public scrutiny of the Washington Redskins magnifies any inappropriate or unprofessional behavior, so a high level of professionalism is required from all employees.”
While there is a section discussing sexual harassment, many former employees said, if there is a process for handling sexual harassment complaints, it’s never discussed in the club’s brief onboarding process.
The team’s human resources staff consists of one full-time staffer — who also performs administrative duties at team headquarters — responsible for more than 220 full-time employees, according to several former employees.
“There’s no HR,” said one former veteran female employee who left in 2019. “And there was never a reporting process, nor was one explained to new employees about how you should report something.”
In a statement, the Redskins pointed out the team hired a new human resources manager in 2019, and this employee works with the team’s legal department on any issues involving employee conduct.
Former women employees said the first few weeks at Redskins Park also often came with an informal, but invaluable, orientation administered privately by veteran female employees who warned them to avoid certain people and places, such as the staircase near the entrance to team headquarters.
Lined at the top with transparent plexiglass, the stairs descend from the lobby to the locker room and training area, and someone standing at the bottom can look up the skirt of a woman standing at the top.
One former female member of the executive staff learned this lesson early in her tenure, she said, when she looked down to see a male trainer, two floors down, staring right back up, walking step for step with her.
“He even leaned to get a better angle,” the woman said. “He wasn’t even trying to hide it.”
For many women, their jobs with the team were their first out of college. Several expressed a sense of shame, and said they realized they had accepted behavior years ago they now realize was inappropriate, such as an unwanted shoulder rub or a compliment about their legs.
“It was my first job, so I kind of normalized it,” said a woman who worked for the club for several years and departed in 2019. “And it was happening to every single one of my female co-workers under the age of 40.”
Training camp in Richmond in August was a hotbed of improper activity, several women said. Some encouraged younger female staffers to avoid the Tobacco Company, a bar and restaurant in a stately brick building frequented by team officials.
“I was propositioned basically every day at training camp,” said one female employee who worked for the team in the mid-2010s for several years. The overtures came in the form of a whispered invitation from one coach at the Tobacco Company to his hotel room, she said, as well as emails and text messages from other male staffers, also disclosing their room numbers and offering invitations for late-night visits.
Attending the annual NFL scouting combine in Indianapolis, former female employees said, also heightened the likelihood of unwanted attention and propositions at places such as Prime 47, a steakhouse and bar popular with league officials and journalists.
At the 2019 combine, Rhiannon Walker, new to the Redskins beat for The Athletic, arrived at Prime 47 to learn that Santos, the club’s scouting director, had been asking her reporting colleagues if they thought she might be interested in him, she said in a phone interview this week. They tried to discourage him — outside of the ethical concerns, Walker said, her colleagues knew she was in a committed relationship and wouldn’t ever date a married man — but Santos was undeterred, she said she was told upon arriving.
Santos approached, she said, and the conversation started innocently. He showed her photos of his wife and young daughters on his phone, Walker recalled, reading from notes she later provided to her company’s lawyers describing the incident. Then Santos told Walker she had “worn the f---” out of her jeans the day before, she said, and asked if she would date him, if they were single.
“I told him that I do have a girlfriend, and he does have a wife, so we don’t need to play hypotheticals here,” Walker said. “I was pretty blunt.”
Santos kept attempting to flirt for several minutes and told Walker he would “wear me down with his charm,” she recalled. Then he pinched her on the hip, in full view of other team employees and reporters, she said. Walker felt humiliated, she recalled, and concerned some people who saw what had happened would think she had welcomed the attention.
“It felt like pretty much the worst thing in the world,” Walker said. “He didn’t care. He thought it was funny.”
Walker later filed a complaint with the team. In a statement, The Athletic supported her account, and confirmed the company’s attorneys spoke with Redskins management about Walker’s allegations.
“The Athletic unequivocally stands by Rhiannon Walker’s account of the harassment she endured from Mr. Santos,” the company said.
Soon after her incident with Santos, Walker said, she learned of another reporter who alleged she had endured similar harassment: Nora Princiotti, who covered the team for the Washington Times in 2017.
Princiotti, in a phone interview, said on two or three occasions, Santos pulled his SUV alongside her as she was walking out of Redskins Park, and offered commentary on her body and wardrobe.
“He told me I had a great ass for a little white girl,” Princiotti said. “The general sentiment was that I should wear less clothing.”
Like Walker, Princiotti said she was struck by how brazenly Santos acted, as well as other team employees who commented on her looks. Princiotti said one male member of the communications staff once told her she had a nickname around Redskins Park: “Princihottie.”
“It was gross and also just a terrible pun,” she said. “There was an overwhelming sense that no one would ever do anything about this stuff.”
Walker informed Tony Wyllie, then the team’s vice president of communications, about Princiotti’s allegations, she said, and Princiotti confirmed she spoke to Wyllie about Santos. Wyllie, who left the team in 2019, declined to comment for this story. A few weeks later, team lawyers informed The Athletic that Santos had been disciplined but declined to specify how, Walker said.

Searching for the Youth Intake dates in FM2020 gets nothing but the usual lazy "It's randomized" without any further elaboration, so I decided to take it upon myself to see the interval dates from which clubs of most important countries actually have youth intake days, so if someone other than me is interested, they'll know when to start looking.
Keep in mind that this is solely based on a single 6-European & 2 S.American League 2033 save game file that I'm using, so I cannot guarantee 100% certainty.
Some caveats that I've seen:
  1. If the nation has no selected leagues in your game, and doesn't have a significant influence in your game's player database, usually most 1st Division teams of that country will have their youth intakes within 3 days of the Youth Intake Date Start. However, if your game has a country's leagues, it can take up to 4 weeks for all the top division clubs to have their Youth Intake Days. Lower division clubs (or rather clubs with poorer youth infrastructure, more on that below) begin their Youth Intake Days roughly around the same date that the Top Division ones finish and it progresses downwards into the amateur levels, depending on how many leagues you have of that country.
  2. What I noticed is that the order by the teams have their Youth Intake Day follows how good their Youth Recruitment is compared to other clubs in that country from the leagues you have running on the game, so in truth in a country where you have a large database for your game, if a lower division club has outstanding youth infrastructure, it may very well be among those to get a Youth Intake in the first few days. Case in point: Belenenses, which is in the third Portuguese tier, got its youth intake in the second day, after the best academies in Portugal (Benfica, Sporting, Porto, and a couple others)

So now every time that the date is rolling over, keep an eye out for the Youth Intake screen of those countries and now you have more tools to attempt to poach fantastic players while they are young.

PART 2/3
The train ride home from that meeting I was excited and nervous. I played out every possible scenario of this arrangement. My first concern was what would happen if my employer found out. It definitely didn’t benefit George or me telling anyone about this so it wasn’t really a loose lips sink ships concern but rather my company noticing a pattern of delays on injury reporting, our company kept logs and tested speed but usually I was the one doing that and nobody ever checked them, but would that change if delays started to happen regularly? I figured I could just play dumb if it ever came up, “I’m sending them out as fast as I can boss, it was really busy”. These are convos I was playing back n forth in my head. I even thought about the possibility of this being some sort of loyalty test from my boss. It was unlikely but after all George and him went way back, my boss operated a sportsbook in Costa Rica back in the day and George was a big thorn in his side as he was killing bookies in Costa Rica during that time.
My second concern was about money which during the meeting he glossed over briefly. To me money isn’t everything, it’s the only motherfucking thing that matters. So the terms he explained to me was that I would be paid a flat rate only for each accurate report for players listed as probable. I would get 15% for each accurate report on any questionable players, 25% on accurate reports on players that were doubtful and finally when I reported a player being OUT and he was in fact out for that game I would get 35%. This was for key players and starters only. He said it would be based on the following wager amounts of each report, if I reported a player questionable he’d be betting $5,000, $7,500 for Doubtful and $10,000 for out, $200 flat rate for players reported probable. Now a few things I have to mention, me reporting this information to him doesn’t guarantee that the team loses, especially if I’m reporting something along the lines of BK-F-[Joe Harris]-Lower Leg-Doubtful, it didn’t matter if Brooklyn lost or didn’t cover I would be getting paid as long as the information was accurate. If I reported a player questionable or doubtful and he ended up playing I didn’t get paid. I know some of you might be thinking the deal sounds awesome and it did. I could report a player OUT and if he didn’t play I could get $3,500 which even thinking about it now is insane.
One thing I learned at a young age is you never accept the first offer you receive, so as good of a deal as it sounded and the thought of how much money I could be making was mind blowing I began to think about his earning potential. He did his best to convey that nothing was certain and that it’s really not too often a key player is scratched from the lineup, blah blah etc. I imagined George didn’t become a successful sports bettor by giving everyone great deals. I put myself in his shoes and started to think about what I’d do if I had access to thousands of sports book accounts, a capable team and the ability to bet while getting injury info before books adjusted lines. Having this injury information didn’t mean an automatic win George made sure to hammer that fact home to me. George didn’t tell me this but what I realized is it didn’t matter who won or lost for George because he wasn’t actually risking anything. I’ll explain: Let’s say NBA Phoenix vs Utah and Utah is -5, I get a ping -PHO-G-[Devin Booker]-Left Foot-OUT and I send it to George and what I assume his team did was they would program his software to bet Utah -5 at every book that has it listed at -5 or better. His automated bet software allows him to place bets on hundreds if not thousands of different accounts within 10 seconds, it even auto-confirms the username and password.
He now has X amount of money on Utah-5 who is playing Phoenix who is without their best player. While George and his team are finishing up pounding Utah I’m likely just hitting send at work reporting the Devin Booker injury status, within seconds books are now moving the Utah line as the public is also reacting to this news. Within a couple minutes it is widely known Booker is doubtful. Let’s say the line eventually gets up from -5 to Utah -8 which would be likely in this case. Most of you can guess what George and his team does then, they come back and bet Phoenix +8 for the same amount of money they bet Utah-5, Hence the no risk part, he now just sits back and hopes for the game to land on 6 or 7(Utah -5 & Phoenix +8). Of course there is no guarantee Utah would win by exactly 6 or 7 for him to cash both sides but even a Utah win by 5 and 8 would be great considering he’s only risking juice.
It’s been a couple days since the meeting and it’s all I’ve been thinking about. It’s not like I can really ask anyone for advice either, the only people that can know about this is myself and George and his team. A few things I realized was he would definitely be betting more than $5,000 to $10,000 per injury report but my % was based on those figures he said. I understood not every player I would be reporting would result in a big line move but then again I’d only be reporting key players and starters. Also if a player is reported out for 3 or 4 days it’s not like I’d be getting paid to report him being out each night. It was really just players that played in their previous game and their status has changed before the next game. I figured I would still make a ton of money but it all depended on players getting hurt and missing games. Tough to say how many times this would occur, could be 0 or 10 in a week,
Another big thing I was hung up on is the morality of it all. I knew I wouldn't be doing anything illegal but it was definitely straddling the fence between right and wrong. It’s also important to note that at this time in my life this was one of my first real jobs, you know the ones that have dental and eye insurance. Prior to this I was an illegal street bookie, among other things, all illegal. No shocker this eventually led me to prison and I had only been out of prison for about 2 years before I started working for this company so staying on the straight n narrow was important not just for me but for family members, I could finally answer questions about what exactly I do for a living. It was a good feeling and here I was contemplating jeopardizing it all. Or at least that’s what I was thinking at the time.
Exactly one week after the meeting I get a text message from a number I don’t have saved, (I’m paraphrasing, it was a long time ago) but the text read “Hey I work for George, he told me to connect with you to set up messenger apps and establish lines of communication,”. My anxiety immediately spiked. I haven’t even confirmed with George that I’m officially in. So I responded with “Ok, sounds good but first could you pass along to George that I have a few questions before getting started”, No response. I realized I gave George my number but didn’t get his number so all I had was the number from this text message and didn’t even have a name. I’m thinking I just blew this whole opportunity which looking back now was stupid of me to think but this whole process was just nerve racking, a lot of potential money on the line for everyone involved and the thought of going from no responsibility at work and just bullshitting around to having to be on point and super focused as id be playing a major role in the betting syndicate. Not to mention I still had questions and would like to negotiate and counter his offer. Also it’s worth noting that a customer asking me for a deal on an ounce and me saying no was the full extent of all my previous experience negotiating deals.
It’s now a few days since I got that text and roughly 10 or 12 days since the conference. A small part of me was hoping he had a change of mind and doesn’t want to do it or something came up. The other part of me wanted to make money and to become a part of his team.
My shift at work was 2pm - 10pm and after 5pm I was the only one working, except on weekends when it was busy there were two of us. It was a weekday night right as I was finishing up work, I got a call from a private number, I normally don’t answer private or unknown numbers but since the conference I started answering them. Me: Hello George: “What’s up? Are we going forward or what? Mario said you had some questions, what you don’t like money (fake lol) Me: George! I would’ve reached out sooner but didn’t have a number for you. Something I realized down the road was George knew that I was the night employee, NBA games start between 7pm -10pm at least on weekdays, so what good would an employee that works 8am to 2pm do for him, especially when breaking injury news is typically announced the hour leading up to tip-off. He also knew there’s only one employee after 5pm on weekdays.
I realized quickly that I wasn’t going to be fun and games working with friends, this was strictly business and everything was so serious, of course I realize now why. That phone call was the first of a series of phone calls back n forth over the next day or 2. As I suspected the terms he initially quoted were low and he eventually agreed to an increase on the doubtful and out percentages only. We ultimately reached an agreement and we planned that the next 3 days would be when we start running some trial tests. He said Mario would call me to set up the messenger apps and explain where to send the information, I just had to make sure it got to them accurately and fast. It all hit me, there is no turning back now, I’m all-in with this and looking back on it now, this decision alone is the turning point in my professional career and would ultimately set off a chain of events that led to shit I just never imagined.

Hi all,
So my ex gf who showed clear signs of quiet BPD (especially at the end of our relationship) did her final discard, because she had fallen in love with her new 'friend'. It took some effort to pry the real reason for the breakup out of her, but in the end it was finally clear. Why she did such a strong push-pull cycle beforehand still boggles my mind.
Anyhow. I know that I wasn't really myself anymore at the end of our relationship. Feelings of jealousy took a hold of me, which I didn't feel that much before with her. I was always fine with her having male friends, but with limits. But this guy became a bit too much part of her life. So before and after the breakup I have occasionally been banging my head about the question if I was the one who pushed her away.
What I want to ask you guys and ladies is: "To what extent is the demise of our relationship my fault?"
So here's a summary of the story:

What I want to ask you is: - Was I being unfairly controlling? - Was I being overly jealous? - Should I have done something different, so she wouldn't have devalued me so much?
